Happy Fall y’all! The leaves are changing and so is the housing market. The summer slump that we experienced is starting to loosen up a bit. With all of the drastic changes in real estate the past 6 months one thing has stayed consistent in Fairwood’s housing market… experience. It matters now more than ever! Newer agents (in business 10 or less years) have never dealt with a buyer’s market and it can be challenging to know what to do. Putting a sign in the ground doesn’t cut it anymore. Experience also pertains to our hyper local market. Agents who don’t live, work and play here don’t understand the neighborhoods, the schools and how to successfully price our homes. It breaks my heart to see homes listed by agents from outside our area sitting for 60, 90 even 100+ days, all while our listings are selling. The stress those homeowners must be feeling to keep their homes show ready is maddening. I’m proud to say that despite the slowdown our team was still able to help dozens of our neighbors sell their Fairwood homes! We pivoted our marketing, priced for today’s market (not 4 months ago) and actively followed up and connected with potential buyers looking in our area. We have the marketing dialed in! If you are thinking of listing your home, this Fall is an amazing time! Buyers still have a window to secure concessions!
